A Strong Start to the Property Market in 2026

The new year has begun with renewed confidence across the market. Latest data from Rightmove shows:

  • The largest January price increase ever recorded, with asking prices up 2.8%
  • The national average asking price is now £368,031, sitting 0.5% higher than this time last year
  • Buyer demand jumped 57% after Christmas, with new listings up 81%
  • Rightmove recorded its busiest Boxing Day ever, as movers began planning their 2026 move

What This Means for Sellers

While confidence is returning, realism remains crucial:

  • There's a 12-year high number of homes for sale for this time of year
  • Around one-third of properties already on the market have reduced their price
  • Buyers have more choice and are negotiating carefully
